Independent Testing, Adjusting & Balancing

Pre-Commission Cleaning (Flushing) of Pipework Systems

Contaminants such as scale, jointing compound, building debris, and other external elements gather within new and existing piping systems. It is imperative that this debris is removed prior to system balancing. Major damage to system components can occur if the flushing process is not carried out. BES can perform works in accordance with BSRIA’s guide to pre-commissioning & cleaning of pipework systems or produce bespoke flushing methods for each project based on system type, piping material, system volume and project specific requirements.

BES are the industry leader in innovative flushing techniques, utilizing our PATENTED (Patent No. 2019101242) mobile side stream filtration rigs to ensure minimal water wastage and the cleanest possible system Traditional methods of flushing involve introducing clean water while simultaneously dumping an equal amount of dirty water to sewer until the water ‘appears clear’. Often this is performed without proper field distribution resulting in branches receiving very low velocities and other branches very high velocities. The consequence is an unclean system and excessive water wastage. It is common for wastage of 10 – 15 times the system volume, which on large scale systems can be millions of litres of water.

If involved early enough in a project, we can provide accurate estimates of required durations, quantity of mains water required and provide key input to the value engineering and design teams. The flushing process begins at design phase and early involvement is the key to success.

Building Enclosure Testing (Air Tightness)

Building Environment Solutions are a NEBB certified firm in Building Enclosure Testing (BET). Enclosure testing can be performed on entire buildings, sections of buildings, plenums, or individual rooms which are required to achieve static pressure gradients for contamination control. These rooms can include Operating Theatres, Isolation rooms, Clean rooms, PC Laboratories, and many more. Building Environment Solutions perform Enclosure Testing in accordance with, NEBB, ATTMA, AS9972, CIBSE TM23 or any other project specific requirements.

Duct Leakage Testing

Potential energy losses as a result of duct leakage can be significant however duct leakage testing is often a neglected test due to logistical difficulties and a lack of understanding. BES can perform duct leakage testing in accordance with DW143 (European Standard), SMACNA (American Standard), AS4254.2-2012 (Australian Standard), or any other procedure. Early involvement and planning is imperative to successful duct leakage testing.

Mechanical Life Safety Systems

BES offer initial commissioning and ongoing maintenance of mechanical life safety systems in accordance with relevant Australia Standards.

Builder owners and facility managers have a legal obligation to ensure ongoing maintenance works are carried out on Fire Protection Equipment and Systems as per AS 1851.2.
